The aging population in the U.S. is growing rapidly, and there’s a huge underserved segment of middle-income seniors who seek quality housing that is more affordable than luxury retirement communities.
We invest in these established independent living communities that are underperforming or distressed.
In partnership with Unbridled Living, we create value in four steps: transforming operations, driving occupancy to stabilization, repositioning assets to compete with new construction while maintaining affordable rents, and harvesting value through a cash-out on an individual asset or sub-portfolio basis.

Acquisition criteria
Second-Generation Class A & B Quality Assets
The Fund targets well-located assets with vintage from the 1990s to early 2000s, focusing on second-generation properties in high-growth markets.
Discount to Replacement Cost
Acquire quality assets at significant discounts to replacement cost, with target acquisitions at minimum 30% below current replacement cost.
Clear Path to Value Creation
Target assets with identifiable value creation opportunities including deferred maintenance, outdated amenities, below-market rents, operational inefficiencies, or physical obsolescence that can be economically remediated to achieve market-competitive positioning.
